Inspections

Every unit assisted with a voucher from MHA must pass a Housing Quality Standards (HQS) inspection prior to leasing and at least annually thereafter. These basic health and safety inspections assure that both the tenant and the landlord maintain the unit in a habitable condition.

Note that the Housing Quality Standards are not the same as local building codes.

Helpful Materials

Our inspector performs over a hundred inspections each month, and schedules them geographically. Please make every effort to allow the inspection to occur as scheduled. To inquire about an inspection, call (406) 549-4113.

If the unit fails to pass inspection, it is for health or safety reasons, so it is important that an owner’s representative is present for the reinspection to verify that defects have been addressed.

If you disable the smoke alarm in any way, it is considered a serious lease violation and you may lose your rental assistance.
